Mixue publishes a concrete store-opening route and cost schedule for Malaysia. Those figures provide a useful starting point for an operator, but they do not price a franchise in every country or establish a guaranteed return.
Mixue franchise cost in Malaysia
The official Malaysia business-opportunities page, checked on 8 October 2026, lists the following figures in Malaysian ringgit:
| Cost item | Published amount |
|---|---|
| Overall estimate | RM300,000 required |
| Trademark royalty | RM14,000 per year |
| Security deposit | RM10,000 |
| Equipment | Approximately RM60,000 |
| Initial inventory / opening costs | RM40,000 |
| Evaluation | RM500 on the west coast of Peninsular Malaysia; RM1,000 on the east coast and in East Malaysia |
Renovation is tied to market rates and rental deposits vary by location. Confirm inclusions, taxes and payment terms in the current agreement; the table is not an instruction to add every component to the overall estimate.

Store size and utility requirements
The same page specifies at least 300 sq ft of usable area for a mall kiosk and 400 sq ft for a store, with total power of at least 37 kW. Site review must include frontage, clear height, water and drainage, alongside the electrical specification.
A low rent is not an advantage if a unit requires substantial utility upgrades or cannot accommodate preparation, storage and queues. Obtain a technical inspection and landlord consent before treating a property as suitable.

How the application process works
Mixue’s published sequence runs from consultation and a brand briefing to an application, site search, store review, agreement, renovation, training and opening. The practical implication is to make site and brand approvals conditions of major commitments, rather than assuming a signed lease will secure a franchise.
Prepare the applicant’s ownership details, available funding, operating experience and a site pack. For each location, document pedestrian traffic by daypart, nearby competition, delivery demand, rent, utilities and the proposed opening date.

Profitability depends on throughput and cost control
For a value-priced drinks and ice-cream business, small changes in per-order contribution can materially affect the break-even point. Calculate contribution after ingredients, packaging, promotions and payment or delivery charges. Divide monthly fixed operating costs by that contribution to establish the number of orders needed before financing and tax.
Run separate scenarios for quiet weekdays and peak periods. Equipment capacity, staffing and replenishment must support the assumed volume. Include wastage, maintenance, nearby store competition and the possibility of a slower opening ramp-up. No verified store-level earnings claim is made in this guide.

Can these terms be used in another country?
No. Malaysia’s published costs and specifications must not be presented as the terms for the United States, Africa, the Middle East or another Asian market. Confirm the authorised country entity, application status, supply arrangements and local contractual requirements.
