FRANCHISE OPPORTUNITY REVIEW · 6 NOVEMBER 2026

Nobu’s global expansion illustrates how a celebrated restaurant brand can grow through carefully structured partnerships without advertising a conventional, off-the-shelf franchise. For prospective investors, the central question is not simply ‘How much is a Nobu franchise?’ but whether a credible development partner can offer the property, capital, market access and operating environment that Nobu requires.

Searches for a Nobu franchise tend to assume there is a standard application and publicly fixed fee. The evidence points to a different route. Nobu’s restaurant, hotel and branded-residence projects have been developed through selective relationships with experienced local property and hospitality groups. An interested investor needs to distinguish a restaurant licence, a hotel management or brand agreement, and a wider mixed-use development.

That difference affects the size of the opportunity, the assets committed and the counterparty risk. It also determines whether the investor is proposing a one-site restaurant, hotel-led destination development or a portfolio of luxury assets.

Is Nobu available as a conventional restaurant franchise?

No standard public Nobu restaurant franchise programme or universally applicable franchise fee has been verified. Nobu Hospitality’s leadership has historically described bespoke arrangements with property owners and developers rather than conventional franchising. A 2019 industry interview said that Nobu did not franchise and instead used individually structured contracts. This statement is historical; any present-day project must be verified directly with Nobu.

Nobu’s official international restaurant and hotel portfolios demonstrate an extensive global footprint, but a portfolio of operating properties is not itself evidence that franchise rights are being offered to new individual operators.

What the international development projects show

Consider the company’s published hotel and residential partnerships. In Manchester, developer Salboy has partnered with Nobu Hospitality on a hotel, restaurant and residences project. Nobu’s own project page describes a 160-room hotel, 452 residences and an associated restaurant within a major mixed-use development.

In the Maldives, Nobu announced a hotel, residences and restaurant project with Sarat International in February 2026. In Abu Dhabi, Aldar announced a partnership featuring a hotel, restaurant and residences. These examples illustrate how Nobu can enter a market as part of a broader property and experience proposition rather than through an ordinary restaurant-franchise sale.

How much does a Nobu franchise cost?

There is no verified universal Nobu franchise-cost figure to quote. Publishing an unverified ‘Nobu franchise fee’ confuses an illustrative development budget with a current offer from the rights holder. A bespoke luxury development can involve site acquisition or lease commitments, premium fit-out, kitchen equipment, specialised staffing, training, food sourcing, licensing and substantial pre-opening expenditure.

The relevant cost depends on the actual agreement. An owner developing a branded hotel and residences faces a different capital structure from a restaurant operator seeking a licensed hospitality concept. Investors should request the project’s complete scope and commercial term sheet before building any definitive financial model.

Three partnership structures to distinguish

  • Standalone restaurant: an individually negotiated, brand-approved restaurant project, if Nobu chooses to consider the market and partner.
  • Hotel and restaurant: a hospitality asset where brand standards, management responsibility and dining operations may be integrated.
  • Hotel, restaurant and residences: a mixed-use luxury project requiring development capability, property expertise, financing and an extended delivery timetable.

None of these categories should be treated as automatically open for applications. The first diligence task is to ask which, if any, structure Nobu is willing to consider for the proposed destination.

What would a serious Nobu investment proposal require?

A credible proposal needs more than a stated investment budget. It should identify a suitable site, ownership or long-term property rights, target guests and residents, luxury-hospitality comparables, local market demand, transport access, capital sources, and an operating partner with an appropriate track record.

For a restaurant-led proposal, model achievable spend per guest, covers and table turns, gross margin, chef and service-team requirements, food imports, property costs, private dining and seasonal demand. A mixed-use project also needs hotel occupancy, average daily rate, development finance, residence sales assumptions where applicable and the allocation of management and branding responsibilities.

The risk of treating prestige as an investment thesis

Brand prestige does not guarantee approval, opening speed or profitable operations. A leading luxury brand may decline a territory because of site fit, partner quality, existing rights, strategic timing or operating risk. Investors should not pay an intermediary purporting to sell guaranteed Nobu franchise rights without independently verifying that intermediary’s mandate with Nobu.

How STAR Brands would structure an approach

Our initial assessment would define the market-entry thesis, classify the desired commercial arrangement, test project economics and identify the evidence an authorised Nobu representative would need to assess the proposal. Only then should an investor pursue a formal development discussion through verified corporate channels.
