FRANCHISE OPPORTUNITY REVIEW · 6 NOVEMBER 2026
Yard House’s position within Darden Restaurants makes it an interesting international-development prospect, but interest in a brand is not the same as an available franchise right. The relevant commercial question is whether Darden will consider an authorised operator in a specified territory, on what terms, and with what opening obligations.
Investors searching for a Yard House franchise cost are often presented with a number before the more important question has been settled: is the brand actually accepting a franchise applicant in the proposed market? Darden’s own franchise-development material makes that distinction important. Yard House appears in its portfolio of brands for potential development consideration, not as a broadly advertised, turnkey single-outlet opportunity.
That changes the way a serious investor should approach the opportunity. The first stage should be an eligibility and territory discussion, followed by diligence on rights, operating capability and capital allocation. Only then does an investment model become meaningful.
Can you buy a Yard House franchise?
Darden’s official franchising portal says that international and US airport opportunities are available for selected Darden concepts, while Yard House is listed as a brand for possible future opportunities and expressions of interest. This is not a public offer of a Yard House franchise with a standard price, territory and franchise disclosure package. Darden’s current interest should be verified for a specific country or location before committing capital.
What about Yard House restaurants run by partners?
A limited set of existing international or contractual operations does not establish that new rights are freely available. Darden’s 2026 reporting describes franchise and development agreements involving several of its brands, including Yard House. Darden Franchising has also reported a Yard House opening in Costa Rica with local partner AR Holdings. Those cases show that international partner-led arrangements can exist without a generally available single-unit franchise programme.
How much does a Yard House franchise cost?
There is no publicly verified, universally applicable Yard House franchise investment figure for new applicants through Darden’s official opportunity page. Online estimates that present a specific franchise fee, royalty or minimum investment as an approved offer should not be relied upon without brand confirmation. Financial requirements may vary according to location, property cost, licensing structure, opening scale and territory commitments.
Who qualifies for a Darden development conversation?
Darden says its potential partners should have established experience in restaurant, retail or hospitality operations, an effective management team, the ability to develop a brand within a country or territory, and sufficient capital. This is consistent with a multi-site operator-development process rather than a quick purchase of an individual franchise licence.
Five questions to resolve before applying
- Is Yard House available for this specific country, airport or development territory?
- Would the arrangement involve one location, a development schedule or a master agreement?
- Who provides real estate, build-out, management, equipment and training?
- What are the actual brand fees, initial capital, opening timetable and ongoing supply obligations?
- Which legal entity grants the rights, and what due diligence is required?
Where should interested operators apply?
Prospective partners can use Darden’s official business-development contact form, which includes Yard House among the brands of interest. An enquiry is not an offer or approval. STAR Brands can help investors prepare a market-entry proposal and evaluate alternatives within the wider Darden portfolio where an actual development route exists.
The strategic issue is territory availability, not a headline franchise fee
Franchise economics are ultimately determined by what the investor is allowed to operate. A territory-development arrangement can involve multiple sites, local supply and managerial commitments. A traditional single-unit arrangement, if ever made available, may carry entirely different terms. Neither arrangement should be assumed from a third-party franchise directory.
For Yard House, a prospective international operator should first establish whether the brand is being considered for the country concerned and whether the franchisor expects a multi-unit developer with existing hospitality infrastructure. A group with established restaurant operations, site access and procurement capacity will be assessed differently from a first-time individual investor.
The commercial model to test before making an offer
For a large-format casual-dining concept, the investment case cannot be reduced to the royalty rate. It must examine the proposed restaurant size, premium site requirements, food-and-beverage capacity, staffing structure, build-out capital and cash needed through the opening period. Import costs and local restrictions on beverage service may also materially affect market fit.
STAR Brands would test at least three scenarios: a core urban location, a premium mixed-use centre, and a destination leisure or transport-linked site. Each scenario should establish revenue assumptions, average spend, operating margin sensitivities and lease exposure without presenting hypothetical figures as franchisor-approved economics.
